First, pull (almost) anything you want with it! That's a very rugged tractor with a strong hydro and rear end, you won't shorten the life pulling a trailer or implement behind it.
1) warm it up and change the oil. Drain gas and run carb dry or stabilize gas. Even when stabilized I prefer to run the carb dry. Pull spark plug and squirt a bit of oil in the cylinder, then turn over a few times to distribute the oil. Put plug back in. Clean the deck and spray with WD-40 or other light oil, sharpen blades and put them back on, grease deck and tractor. Put a new air filter on it, remove battery, and you should be all set. How much cleaning you do is up to you.

3) No. Just run 10W30 Kohler oil or equivalent.
4) Don't know but check the site sponsers, I'm sure one will have them.
5) I use a decent quality sweeper dragged behind the tractor. I have a mulching deck so I sweep with mower deck running, your 44" is side discharge so maybe mow first, then sweep, you'll get more in the sweeper each pass that way. It will pick up a lot in a reasonable time, I wouldn't go to a vac unless I had a much larger yard.
