Congrats on the new home. I noticed that the foundation is precast. How did that work out for you?

Sam, the foundation is made by Superior Walls. This foundation system was recommended to me by multiple builders and homeowners. After the hole was dug, it was compacted. I believe it was 10" of gravel that was laid in and compacted. The wall sections were set in place and locked together. Each joint is pumped full of sealant. A 6" slab was poured that overlaps the bottom section of the panels. The house setting on top completes "locking of the box" Everyone I talked to praised theses walls for their insulation, prestudded for easy finishing, gravel base to drain away water. In the gravel under the slab and along the outside of the walls are drain pipes to get water away from the foundation. These pipes empty out into my storm water collection area away from the house. So far everything has been dry as a bone down there and I have been pleased.

Beautiful home and garage Bsmith. I come from a family biz of modulars. Your pictures brought back memories of crawling on my back under them to pull the lag bolts out that held the floor joists to the frame. The 2 big brands we sold were Ritz Craft and Simplex out of good ole PA. What brand is yours?

Alvy, this home came from Pleasant Valley Homes here in Pine Grove. The factory is only about 5 miles from our property.

This the first I've seen of the precast walls. Did you price ICF (insulated concrete forms)? I know in really cold climates that's the new rage. What part of PA are you in?
